During the 3rd quarter of 2019, 179 homes sold, compared to 186 during the same period of 2018. Prices continue their upward trend with the median sales price at $277,000 compared to $270,000 in the second quarter of 2019. Is the real estate market changing?? Time will tell, however sales numbers are slowing some. The following stats are for residential real estate, in Pueblo West, Colorado.
NUMBER OF SALES: From January 1 - September 26, 2018, 544 houses have sold, compared to 585 during the same period in 2017. That's down 7%. PRICES: For the same period as above, the average price in 2018 was $257,632 Compared to $234,209 in 2017. Up 10%. NUMBER OF LISTINGS: 124 houses are currently on the market in Pueblo West. That is up from the numbers listed over the past couple of years. A year ago about 95 houses were on the market. The current listings represent a 2 month supply compared to less than a month for much last two years. A normal market has a 6 month supply so that is still a low listing inventory. NUMBER OF DAYS ON MARKET: Houses that sold in 2018 were on the market 71 days compared to 79 in 2017. It's still a great time to sell, with prices up & things selling in a relatively short time. Hot sales and lack of listings is still the story. As of March 16 there are 79 houses on the market in Pueblo West. Year to date 118 have sold which is a pace of 48 per month. Based on that there is a 1.65 month supply of houses on the market. The average sales price year to date is $245,300 with a median of $240,000. Average days on market for sold houses is 81.
